I don't think we'll see development of the Prison site any time soon. It would be costly to demolish and reconfigure the site, and there is just no need to. There is ample land for office and residential development in the vicinity of the city centre. And this area is no longer "prime" in terms of office space.
Adam St site would, on first look, seem to be another matter - its pretty much good to go and is being held as development land. But it is surprising that we haven't seen new proposals for it yet given the expansion of the university and all the other student accomodation going up in the vicinity. Is the landowner holding out for higher offers? Does he think he can get more by selling it for private residential? I don't see it to be honest - views of railway lines, prisons, and flyovers doesnt say prime residentia to me. I think whether we get something here in the next few years depends on whether the owner becomes more realistic about the price he can get for it. Then I'd hazard either student accomodation, or mid value mixed private and social housing, above a car park.
