I agree that it would be better to have high quality mid rise buildings that work at street level, rather than a phallic symbol pointing at the sky for no reason. Cardiff won't look like New York... More Dallas. I'm afraid the quality of the buildings that JR Smart (although better than some) aren't exactly the best. I've just covered this in another thread.

The quality will increase as the company grows. The bigger its revenue, the more ambitious they will be. Before Capital Quarter, JR Smart barely had anything worth mentioning in their portfolio. They've come a long way in a very short space of time, so I wouldn't rule out a high quality, landmark building from them some time soon. Especially with the support they are receiving from both the government and the council.

Judging by some of the text from the initial news we read they want to be on site building late this year or early 2017 so hopefully we will see some detailed plans in the next 2 or 3 months.

Really looking forward to seeing proposals for this area - which is a fair old size! perhaps a real flagship for JR Smart? and in a very prominent position so surely something most of us will find very welcome.

It will be interesting to see what they do with the road layout to allow access to the music studios in the railway arches.

Currently John Street runs around three side of a square effectively dividing the site into three roughly equal portions. There's not an obvious way of re-routing the road but it would be a bit daft to leave it as is. Maybe they'll just buy out the studios and brick the arches up!

One option would be to keep the entrance where it is, but have the road quickly drop down underground. They will probably want undercroft parking in any case, and you could either have:
1) allocated parking for these studios, with a lift up and out the the 'ground level' close to the studios, or
2) continue the route round have it come above ground again.

I'd hazard (1) as more likely. But as you suggest, most likely may to be to turf out the existing tenants and either brick up, or try to get someone else in like a coffee shop.Its a shame more isn't made of the (few) arches we have in Cardiff. They can make good venues, from small coffee shops or hairdressers for the small arches, through to clubs for the big ones.

I suspect that network rail will insist that there continues to be vehicular access to the railway arches.
The existing road entrance will have to stay so below would access the arches and allow for service vehicles for the appartments/parking

This is being discussed on central square thread so I thought I'd just kind of move it in this direction to wonder...

Will we be seeing plans for the John Street area soon? anybody reading this have any knowledge of when we can pass our judgement on plans for this significant patch of land! oh and if that person knows about that they may have some info on when/if Herbert street will get moving? - well if you don't ask! ;)
