Lloyds announced this internally over 6 months ago and, contrary to the article, St William House closed in the summer - all colleagues have been temporally relocated to Tredegar Park.

The article says the lease was agreed close to the asking price of £30 per sq ft, so I assume there were some final negotiations related to the fit-out costs before the deal could be announced publicly.


I's love to see St William House demolished! Are there any plans for it?

Hopefully I'm just being pessimistic, but am I missing something or would they not have already secured funding to complete construction of the office given it's already been constructed and they have a tenant? They seemed to struggle to finish it in the first place and still don't seem to have the money. It doesn't sound positive for any further development here if this one is turning into such a financial struggle.

Not a bad building design, sits alongside phase 1 nicely. Like the arches being brought back into use.

My question, is there enough demand for more BTR apartments? There are so many now.

I honestly don't know the answer to that question but the average rents in Wales increased by 8.9% over the last twelve months compared to 7.8% in England. That doesn't suggest a softening market to me.

Speaking of demand for BTR. Cardiff Council have just bought the Scott Harbour development from Rightacres and intend to complete it as council housing. This was a bit of a surprise to me as I thought it would be profitable as a BTR scheme. Maybe the £28.5M the council has paid for 78 completed units is more than any BTR landlord was willing to offer?
