How likely is it that they would have a hotel occupier lined up already? They surely wouldn't go to the expenses of an application if they didn't have an operator on board surely?

Which rather annoyingly is 5cm shorter than the Meridian Tower in Swansea which is listed at 107m / 351ft
I suspect the Swansea tower is not exactly 107.000m and has been rounded, so maybe this will beat it.
Does anyone know where the original drawings might be?

Its also great that they have set aside the top floor for mature trees.

You'd like to think wouldn't you? However, if they did it would mean a few floors of speculative offices beneath it, unless they have occupiers lined up for that as well. If that's the case they are doing pretty well seeing as two other speculative office schemes are under way at Capital Quarter.

They do have some form for getting planning permission and then not developing though, and not just at this site, but arguably they've done pretty well out of that previously. They did it at both the Eastern Courtyard student housing at Capital Quarter and two applications at the Herbert Street site before selling both on.

Apropos of your last point - perhaps they land bank - find a developer and then they secure the necessary planning consent thus taking away any risk for the actual developer. It seems to have worked with capital quarter and Herbert street, so why not John Street?

I'm quietly confident about this one. I don't think there will be much problem finding a tenant to fill the hotel side, although with the suites on the top floor would suggest a five star hotel occupier, and it seems as though JRS do not have a problem with building speculative office blocks

I have copies of all the original structural drawings for the tower in Swansea and is NOT 107.000m and nowhere near the 117.000m quoted by some. The level of the highest concrete floor is at 89.885m above ordnance datum. There is a steel frame above that level, so the actuall roof level is higher. As it slopes, it depends on what point you take. BUT, the podium slab (which is at street level) is at 10.885m and the top of the pile cap is at 6.540m and 3.540m (there's a crank in the cap).

In reality, the structural height of that building is around 90m above road/street level.

Unfortunately you've got to take 7.5metres from 106.95 (look at the figure at the base of the diagram) so it's as near as dammit 100metres. Still, Peirianydd confirms that this is higher than that Swansea tower!

They've already submitted the application, there's one of those posters up on a nearby lampost as well.

It's more than just the height change, there's a replan into two different buildings, with the other southern side office building going for just outline planning permission and the taller building is changing its use to be a hotel as well as an office. Have a look at the link Paul included, there's planning documents on their website.
