Property developer JR Smart has unveiled plans for a new 75,000 sq ft speculative office scheme at its Capital Quarter regeneration scheme in the centre of Cardiff.

Subject to planning approval work on the grade A office 3 Capital Quarter building is expected to start next March in an investment underlining the current strength of Cardiff’s commercial property market.

JR Smart will next spring also see completion of its 85,000 sq ft 2 Capital Quarter office scheme, for which it confirmed a 50,000 sq ft letting to Public Health Wales for its new headquarters in South Wales last week, with strong occupier interest on the remaining floors.

The 1 Capital Quarter office scheme, which is close to being fully let and whose tenants include Alert Logic and Finance Wales, was sold by JR Smart in a £15m deal to the Welsh Government in 2013. A condition of the deal was that JR Smart built the 2 Capital Quarter office development.

With other early building projects, to date 200,000 sq ft of office space at Capital Quarter, just of Tyndall Street, has been developed. The scheme is within the Welsh Government’s Central Cardiff Enterprise Zone.
