Could Cardiff's Wyndham Arcade become City Cafe Quarter

ore cafes and restaurants could be opened in one of Cardiff’s famous Victorian arcades – forming a proposed extension of the city’s “cafe quarter”.

Wyndham Arcade, which runs between Mill Lane and the lower part of St Mary Street, is currently home to a number of shops, cafes and restaurants. A planning application submitted to Cardiff council on behalf of owner Curzon Real Estate said the grade II-listed arcade formed an “integral part of the area now termed the cafe quarter” around Mill Lane.

They have applied for “change of use” permission from Cardiff council so some of the premises could be turned into more restaurants or cafes.

'Further choice'
A design and access statement supporting the application which has been submitted to planners claims bringing in more cafes or eateries to the arcade would also provide a financial boost locally. Referring to increasing the range of eating options in the arcade, it says: “Further public choice will likely enhance...the footfall through this particular arcade which can only assist in sustaining other retail outlets within the arcade and the surrounding area.”

It adds that: “This arcade is one of the Victorian gems which form much of the remaining historic retail area of Cardiff. This change of use proposal will not harm the architectural charm of the arcade itself but will certainly improve the offering and thus increase footfall.”

'National businesses'
The report adds that for the arcades to “survive a modern retailing environment” that “subtle structural changes” are needed. Part of the application could see physical alterations to the listed building, including the partial removal of party walls. It says that by removing the walls, it could tempt larger national business.

In explaining why, the applicant says that “operators who lease these combined units generally are nationals and sign long leases for continuity in their businesses.”

Rod Thomas, a property manager at Curzon Real Estate, said: “We are receiving strong demand in the location from prospective restaurant and cafe company tenants.”

Interesting idea. Already a decent choice but a few more would be welcome. Need to think about what is lacking at the moment. Vegan/vegetarian definitely.

The weather in Cardiff doesn't really lend itself to outdoor cafes. I like the arcades but they do struggle for natural light of course.
