Rightacres is currently in discussions with a number of interested parties, which if agreed would see 50% of the building let.
The Cardiff-based developer is confident it will be fully let ahead of its completion.
Subject to final planning consent the building will be completed in April 2018, around the same time as the BBC Wales HQ, which due to a complex relocation from its current HQ at Llandaff, and the required fit out, could see it being occupied in early 2019.
The quoted rent for the latest building is a record £26 per sq ft for the capital, and with £25 per sq ft having already been achieved at the 135,000 sq ft 1 Central Square, it reflects strong interest in Central Square, which located immediately in front of Cardiff Central Railway Station.
