I don't think anyone is saying that. What is think is being said is that the large headline grabbing leases are going to be in the enterprise zone. although I do think what you say has some merit if you think that developers are going to focus on commercial developments within the enterprise zone first and foremost.

Nice building (although the chances of it turning out like the render if its student accommodation are minimal) - wrong location.

I'm not sure why Cardiff is intent on breaking up the fabric of historic streets. Windsor Place is a lovely row of early Victorian terraces that is then butchered by the intervention of Summit House and others. Likewise Charles Street is Notting Hill-esque until you get to M&S and Next. St Andrews Crescent is really degraded by some awful modern extensions. Cathedral Rd could have been a complete Victorian thoroughfare if it wasn't for the fact its interspersed with incredibly obtrusive modern office blocks. Newport Road is slowly being mullered with it's elegant Victorian villas making way for cookie cutter flats.

Park Place is not perfect and of course Bradley Court is a 1980's building but at least it retains the same scale. This building will completely unbalance that part of town.

It's not as if Cardiff is desperately short of places to build tall either. And it's not as if we are awash with quality period streetscapes in the city centre that we can afford to trash one of the few that are left. In my opinion of course.

I happen to like a mix of old and new, which if done well can involve striking contrasts in material and scale. Its why I always get frustrated with the likes of UNESCO threatening to delist Tower of London because of the encroachment of new towers into 'historic views'. The whole point of London and the Tower's position in it is its a bit of history in an otherwise rapidly changing, constantly reinventing city.

I think this could work well if there was high quality office or hotel accomodation. At prices of £26 a square foot you could do it I think. If its student accomodation, where returns are high, and clients not so picky - I think we'd have a much more problematic situation.

I wish they would demolish the NCP on Stutgatter Strasse as well as those empty offices on the corner and Cardiff Uni's dreadful Senghennydd flats behind them. But yes, this is a lovely building.

Looks like some form of this scheme is going ahead as student accomodation.

If it looks anything like the current proposals, it'll go well on that corner.

It was clear all along that it was going to end up as student resi. With a fair amount of office space being built and even more in planning at the southern end of the city (the new "office core"), the initially mooted offices would have been a risky proposition.

Be interesting to see just how high-level they go with this student resi scheme. Its one of the best located schemes which might bode well for quality, but then again, the Windsor Lane development is also very well located, and has turned out to be a bit of a pig!

I'm very pleased with this development. Providing they use quality materials it will fit in well with it's surroundings and will be a good addition.

Has this even got to th planning stage? If not I anticipate quality to be dropping considerably since this render was created...
