Change the directional orientation of the building slightly so that it lines up with the Norwegian Church axis and presto we have cosmic alignment to the south west for the apartments with the terraces to enjoy maximum sunlight. Plus the building now points to and emphasizes the church. Simples!

I'll be popping in at some stage - if only to find out what those green things are half way up! :lol: Looking forward to seeing/hearing more about this development. Hopefully I'll be able to get some photos of maybe a model? or more detailed renders from presentation - so tune in later!!

I went today. There are lots of people ready to talk to you and forms to fill in with your views, plus a very informative display.
They are planning for over 210 apartments (I've forgotten the exact number), some 1 bed, the majority 2 bed but quite a few 3 and 4 bed ones - yet they think they only need 50-60 parking spaces. I'm not sure why they don't know exactly how many parking spaces there will be, given they knew exactly how many flats and how many bedrooms each, but even with 60 it would be grossly under-served for parking in an area already suffering from parking problems. A very cheerful young lady assured me that most people would cycle or use public transport, but the woman next to me said "I live in Celestia and there are 3 people who cycle; two of them are me and my husband".
The plan is to remove the through road for cars, but allow the bendy-bus to keep driving through, plus residents cars presumably - even though part of the plan is to have a children's play area. This strikes me as a potential safety issue.
They are also very vague about what would go on the ground floor commercially and the person I spoke to wasn't aware of the poor letting record for the similar units under Sovereign Quay (which have parking nearby, when these don't). They also seem to think there will be lots of interest from restaurants, but even in Mermaid Quay there's a good unit been empty for months after two quick failures, so I'm none too sure about that.
The feedback form was, as these things often are, designed to get the answers they want. It doesn't mention parking, but it does ask you what they could do to preserve Welsh culture and heritage. Interestingly, it also implies that the building would shelter others from the wind - not sure what that's about. But the form also forgets that anyone lives or works there already - a question about how often you visit the area has a maximum of "once a week" going down to "once a year".

The new commercial units are interesting, I didn't realise this was part of the application. I'm sure they'd be filled quickly enough as they'd be in a great location. What happens to all the public parking though? I don't know how full the MSCP gets.

I'd imagine that Igloo are not too happy with this, it'll block any views of Porth Teigr and may detract from their scheme. They should maybe get a move on with it now as nothing's happening bar the container scheme.

I dropped in and was given a very interesting introduction to the development, all of the people presenting it seemed very informative and friendly. The timescale for seeing anything actually being constructed is spring 2018 so there could be significant tweaks if it were to proceed. Whilst the building has 20 storeys of Apartment the top 4 or 5 floors are just to continue the shape to the top. Therefore it seems that we've got 25 or 26 levels so we could be looking at another structure over 80 metres. This would be a pretty imposing building so the quality of its finish would really make or break it. I imagine some will not like the idea of this giant wedge located here, I personally think that it could be very good and provide another destination for visitors to the Bay (in conjunction with the other smaller blocks that are also part of the overall development). It will provide a bit of a gateway to plenty more development at porth teigr just the other side of the bridge - and it won't harm the skyline to. Anyway some pics from today...

I popped in today as well. The team were certainly positive and very approachable. I think this scheme will work but it won't be until Container City goes up that it will offer a more coherent streetscape.
