Well, the BBC are spinning it that they have to move from the Doctor Who Experience because the lease has expired. I admit in the world of spin and PR, it's difficult to gauge if they're just saying this (and the sub-letter and letter have actually offered an extension), or if there is some as yet unannounced, secret plan for that piece of land. But, if they stick this monstrosity there, turf out the Doctor Who Experience, and nothing else happens to that piece of land, then something smells foul.

I really don't think this looks that bad. I actually quite like it...

I don't think this is related to the Doctor Who closure at all, so I wouldn't say something dodgy is going on even if the Doctor Who land remains empty. It may be a better place for this building, but at the time of its planning I doubt the Doctor Who land was up for grabs.

So our wonderful council will make the decision on this planning application?
The same Council that allowed the main Bus Station to be demolished without carrying out proper due diligence to check if it will ever be rebuilt.
They shouldn't be let decide on Mrs Jones new Conservatory in Butetown let alone this monstrosity.

I'm not sure what exactly is going on with the Dr Who Experience. Perhaps the BBC think they can make more money moving it to London? (or doing a travelling exhibition?). Perhaps something has come up for that land?

There is a simple reason why the building is proposed for Brittania Park. I think it is the only land that ABP owns in the bay area that is not still used as industrial/port facilities: the Dr Who site, Porth Teigr, etc, were all sold off (to the Welsh Government, I think) some years ago. So ABP can only really propose a development in this spot if they want to realise some value from (non-industrial) development.

I think with high quality materials the main development would look good. I'd be tempted to refuse permission for the various smaller buildings though as they do appear to be an over-development of the site. And I'd put very strict conditions on materials given the prominent location, and the size of the 'side on' view (if its bad, its a lot of bad to look at!).

Hmmmm. As I understand it The Doctor Who Experience land is subleased by the council, but owned by ABP. The question is whether they're actually being turfed out, or if they just want to close and are using the "the lease expired" to save face. Can't imagine the council wouldn't want to extend the lease if it was up to them, and if there were no plans for the land.

I think the dashed red line shows the boundary of their land-holdings (so they retain responsibility for a lot of the foreshore/dockside even where they don't own surrounding land): which excludes Porth Teigr, Dr Who experience, etc. There is a possibility its on a very long lease to the WG (or council) - who then lease on to the developers of Porth Teigr, BBC, etc - but that would still probably preclude development by ABP itself.

Apologies, you're 100% right. The land is owned by "The Welsh government and their development partner Igloo". It was sublet to the council for five years.

It's still a bit of a mystery why (if that is the case) the lease wasn't extended when the entire development of Porth Teigr has ground to a halt, but that's for another thread and not connected to ABP.

Providing the materials are of a high quality on this development, generally I have little to complain about, despite the woeful parking provision!!

Let's see if it can spurt any more development in that area of the bay!

Good, it's scale was completely inappropriate for it's location. It would have looked better at the other end of the dock, but it's planned location was over bearing and would have created a huge barrier between the Norwegian Church and Roath Lock.

Also, whoever thought of Dolffin Quay is a prize twat. Probably the same person who came up with Mermaid bloody Quay :roll:
