Just wondering if anyone viewing knows a little more about what we're getting at the now preferred development? Or at least when we will know more about what is going to be built to house 3,000 civil servants? Will it be all change from the original rightacres masterplan or pretty much based on having a taller element? One things for sure is that to accommodate 3,000 staff it'll be pretty substantial - having said that the Admiral building is for 3,000 and if that's the kind of structure we are getting then I'll be a bit disappointed (not that I dislike the admiral building which is great quality). So if there's anyone 'in the know' reading this? then come on spill the beans!! we'll all keep it under our hats - honestly!!

The footprint of the old Weatern Mail printing offices is much wider than the Admiral offices, so I guess we might get something shorter? Maybe I'm wrong in assuming that.

Well yes indeed if all land is dedicated to the building - could be a seven storey shocker!! but I'm hoping that it follows something along the lines of the rightacres masterplan (below) - I've added the red dashed line to show the actual plot. Hopefully some land will still be landscaped.

I thought that the requirement was for 290,000 sq ft, that would make it over twice the size of central square one.
Also on central square website it says that phase four is plots 4,5 & 8 for 3 separate office developments or combined to make one big office scheme.
Phase 5 is for plots 6 & 7, this is described as two spectacular towers, one at 15 stories and one at 20 stories both sat on top of a 5 story podium, that would make them 20 & 25 stories.

Except the plots they've chosen were for apartments and a possible student tower, so they aren't exactly sticking to their master plan anymore. Just a case of taking the best opportunity to build something that will result in them making money out of L&G acquiring the building and then moving on to Central Quay I guess.

It makes sense for them obviously, and all those people working in that part of town adds to the vibrancy of the area immediately outside of the station. I just liked the J R Smart option better.

But then we haven't seen the designs yet so I should just wait and see I guess.

I don't know about the 'hub' plan but frankly you could fit 3000 staff in Brunel House if you took over the whole thing. Why bother with a second rate new build when there is good quality space already available. From what I know of Brunel it's a lot better on the inside than out. The electrification of the Valley lines should be good for Queen St.

The broader worry has to be that on prime city centre enterprise zone land we've ended up with the BBC and HMRC. No major private sector rentors have come forward.

Has anyone else noted that the corner structure of the Stadium oversails the road? I believe it also encroaches on the property boundary line, so whatever the development proposed for that plot, it's likely to consider this and will be shorter towards that end of the site.

That's a great point! just checked a satellite photo and this surely means that the building would be very restricted height wise at that corner, :idea: therefore to fit that many sq foot of office in we can assume a reasonable height at the other end! :) my minimum hope is at least taller than stadium house but hopefully significantly higher!

The stadium supports are just over the road. They would not have had air rights to build over adjacent properties, hence why the two supports at the arms park end are angled differently to the park street ones. The athletic club objected to the supports overlapping their property.

Given the history involved with the North Stand etc., I'm sure the athletic club did object. But that doesn't mean that the property owners on the other side also objected. Take a look of a photo of the stadium when it was completed, you can see how close those supports are to the property line.

If they do put something tall so close, I think it would be yet another mistake. I'm still p*ssed about the decision to build that hideous cinema so close to the stadium. Seriously, what is the point in building an iconic stadium if you if allow other people to box it in with utter crap?
