Topical point. How prone to flooding would this site be?

I think the word "flood plain" gives you a clue.

Have a look in the general developments thread.

It should be okay. The river Ely was diverted in the middle of the last century in order to alleviate flooding. It used to run down what's now Paper Mill Road and part of Sanitorium Road. The diversion was made to ensure the paper mill didn't get flooded and it seems to have worked.

The Ely has overflowed its banks at Landwade close in Fairwater twice in the last month, according to my friend who lives in Glan Ely Close. I know that this is further upstream but with events in York and Cumbria proving that "once in a century" floods are now commonplace, I'm sure that the Ely Mill developers are taking precautions to prevent a rerun of the St Asaph flooding tragedy of a couple of years ago.

I may be wrong but isn't there a weir on the mill site? Surely that must help with flood defences.

Doesn't seem to have been mentioned, but there is a lot going on at the Mill site at the moment:
- Large amounts of pipes are stacked up at the Sanatorium Road end ready for utilities to go in.
- The central 'spine road' through the development has been coned out
- A lot of earth movers are churning up portions of the site
- the Ely end (presumably where the new access road joins Cowbridge Rd West) is being completely cleared.

Safe to say this one is also a go!

There's been more churning at the site than at a butter factory! Seeing is believing.

I would hope that a railway station could be built close to this development.

I saw plans a while ago to build some sort of interchange station at the site of the existing footbridge over the SWML (to the rear of the Cardiff West Post Office sorting office).
It would have provided stations on the SWML and the City Line and linked this area of the Cowbridge Road East with the Ely Mill development - not quite sure if it was a pie in the sky concept or under serious consideration...
