Golate House brought for £6.72m

PostTue Dec 05, 2017 1:26 am

I wonder if there are plans to improve (somehow?) the look of this building now it is under new ownership?

This building manages to be a blight on 2 very important streets - St Marys and Westgate St, and Golate lane is not not particularly charming by it's presence. The trouble is that it is already well occupied so perhaps the logic of the new owners will be if it aint broke why fix it! In Westgate Street I would like to think that the wonderful Old Post Office building will eventually be put to some decent use but the one thing that may detract slightly is the depressing Golate House on the other side of the street. Externally all the Old Post office needs is a good clean up and I wouldn't think it was in bad shape internally. On St Marys Street it looks equally grim and as this street evolves, it's always going to stick out like a sore thumb if it's overall look remains unchanged. So will we see any changes or will it be business as usual?

I doubt it will change much externally given that it's pretty much fully let. Personally, I quite like some brutalist buildings but this one is so out of keeping with what surrounds it that I'd love to see it perish. I doubt it will happen soon though.

I have a growing appreciation of buildings from the 60's and 70's but Golate House is a real dog.

If it was chamfered on the corners or even a bit higher to emphasize the entrance to Golate it might be a bit better. Also there is a horrible realtionship between the building and Golate and no ground floor activity at all.

Unfortunately there is very little incentive to do anything with the exterior. It's 88% let with tenants who have good covenants. I suspect its a purely an investment and unless tenants leave en masse there is unlikley to be much happening other than intermittent maintenance.

Yeah this one should go.

But we do need to be wary that not all brutalism is bad. Some of the examples are an iconic reminder of a time where we looked to the future (and can actually look really good if the concrete is cleaned regularly).

By the looks of the "refurbishment" wouldn't take a lot to strip out inside!

Not a fan of this building.
