Dumball's Road

PostMon Oct 15, 2018 5:43 pm

Looks like Dumball's Road plans are progressing, but it will be a long time before a spade is in the ground:

https://cardiff.moderngov.co.uk/documents/s24864/20181011%20Vastint%20Cardiff%20Scrutiny%20committee.pdf

2,000 homes, office and commercial space, for a total quantum of 3,700,000 square feet or so. Anticipated first homes in 2022, with an 8 year build-out period for the whole site, so overall completetion in 2029. So complete in a little over 10 years time.

The proposal is for mostly 6 - 8 storey blocks, with larger blocks on the riverfront and at "key points" - which seems to be Penarth Road, and on corners on Dumball Road itself.

Outline planning permission expected in a few months.

Hopefully this scheme will get of the drawing board and be built! Several schemes have been proposed for this area but all have fallen through for various reasons.

If you look at the Vastint website pretty much everything they have done is really awful. The design ethos for the Moxy hotel chain is worse than Holiday Inn Express and on a par with Etap.

I don't think the stuff they have done is too bad to be fair. Not ground breaking by any means but as finally completing the Havannah Quay site and filling the gap between the Bay and the City Centre, then I have no complaints.

This has been talked about for years, see the 2007 link below, we just need to crack on with this site now :!:

The majority of their projects just look cheap! Not a look I would like to see on scale just south of Cardiff Central. Given how great Brickworks look this a massive step down if anything submitted resembles past projects.

We all know it's going ahead already obviously, but I found this statement interesting from Knight Frank

'Plans are being drawn up for a further six schemes likely to be partial or entirely build to rent, which if approved could deliver more than 3,000 new homes over the coming decade.'

This is on top of this scheme, number 5 Capital Quarter and the Interchange.

I wonder when we might hear about some of these six schemes and how many are also at Dumball Road or maybe Central Quay.

I walked past Central Quay the other day, and there seems to be preliminary work being done there. With construction vehicles behind the front entrance building

I think that is to do with the extended car parking area presumably before they lose a lot of car park for construction of ledger building and multi storey car park. However if anyone is 'in the know' then please let us know here! :)

I think these could all be a mix between Central Quay and Dumballs Road. The council has visions for the old industrial area of Dumballs Road to be completely transformed with housing.

Perhaps the flats proposed alongside the river, including the tower on the BMW garage are to be build to rent?
