So we're almost a year on from all our posts on this topic and Walesonline have an article on it.

https://www.walesonline.co.uk/business/commercial-property/prime-land-site-acquired-welsh-14254465

There's not a lot in it other than guessing based on the fact that some news seems to be coming regarding the arena location, but what is interesting is Sion Barry suggests that Central Quay is now the preferred site for the Cardiff Met new campus.

I'd love to see this site having some firm plans, is anyone in the know on anything? It always seems to be in the mix for potential projects and always loses out. I guess it isn't helped by the two main developers in the city J R Smart and Rightacres concentrating on expanding outwards from what has been their main projects over the last few years, with Rightacres moving just south of Central Square with the Central Quay project and J R Smart moving slightly further west with the John Street project.

I'm sure this site will at some point get used, but it feels like it could be a while at the moment.

As JR Smart Developments move west and Rightacres south, the meeting point and adjoining piece of the jigsaw is callaghan sq! Development at Callaghan sq was at one time I thought the next logical area of activity. It seems to have dissappeared from the radar as we are aware of other large projects underway or hopefully iminent. Let's hope the wait will be worth it and we get some top notch quality when construction eventually commences. For now and today the John St new planning app is up for consideration so that could be one significant plot occupied. All the action! here...

From following the meeting it looked like the planning committee didn't get to the John Street application?

I'm not sure if that means it has to wait until March.

On wales online it mentions that this is a phased development - the final phase is usually the tallest :| Now planning permission granted 'again' for this tweaked development, I wonder when any construction is planned?

The northern plot, with the mixed use tower, has only gone for a revision on outline permission. I can't see them even going for detailed planning permission for a year or two unless they have strong interest, and because it's a mixed use tower with a sizeable office as well as a hotel surely they are going to need firm interest in both before moving ahead?

If you consider they already have two offices under construction around the corner as well as detailed planning permission for the southern plot, and there's plenty of competition with Rightacres having plenty of plans for other offices at Central Quay plus two remaining plots at Central Square (including offices above the new bus station) it adds up to a lot of office space planned. Maybe demand is that high they'll get on with the southern plot quite soon, maybe after Number 3 is finished and has some positive news lettings wise?

A couple of telling points in this article:

There is ongoing interest in the Callaghan Square site and we hope to provide an update in the near future.

So hopefully some news soon then?

But then there's this:

'It is understood that Cardiff Council, having ruled out the site as a possible location for a new £100m indoor arena - now earmarked for the Red Dragon Centre leisure complex in Cardiff Bay - were keen to acquire the site for a new public sector hub, including the possibility of it providing a new HQ for the council itself. Such a deal would pave the way for the redevelopment of its existing County Hall headquarters site in Cardiff Bay.

However, is it understood that the council has become increasingly frustrated at the lack of a definitive response from the Welsh Government. So, if Cardiff Council are out of the picture for the land, would there be appetite for a private sector developer to come in?'

It would be pretty typical of Walesonline to have published this and then just in a few days time publish a story about something happening with the site.

Heavy machinery at CS. Located in the barren wedge. Also work seems to be ongoing at the John St site at the end furthest from railway line.

Sounds like the first phase of the John St project is about to start then? That's good news. It seems to be timed with the completion of Capital Quarter 3.

As for the heavy machinery at CS, I wonder what's going on there?
