How earlier planning decisions come back to bit you! The Principality HQ is blaocky oversized for its site and was recognised as being so when it was green-lit. The society were granted leeway becasue of the need to keep a major emplyer in the city cetntre.

Two decades on... not so much.

I had a look at the planning application. The conversion doesn't look too difficult, as the floor plates are not that wide and they can mostly fit rooms either side of a central corridor. There are also terraces that can be used as amenity space for the residents. In some ways, it's similar to Scott Harbour in the bay, but obviously much taller at 11 stories. I remember reading a note from the architects in that application that offices of that period were often built to accommodate cellular offices accessed off a corridor as well as open plan spaces.
