Nice to see something happening with Howells, I'm guessing House of Fraser will leave once the new Flannels is open on Queen Street later this year. It's a better pitch and I think the HoF store is pretty quiet these days. Would allow the rest of the development to commence.

I've always thought they were quite unique and interesting looking buildings but very run down, could do with a new lease of life.

I was worried that building would fall into disrepair but great to see there are new plans to breath life back into the building, especially retaining those great bay windows.

18 storey building plus another smaller one proposed for the Bay next to the Premier Inn, will house students going to the new 6th form college in Merchant Place/Cory's Buildings.

Any sign of life with the Queens West Hotel plan? Permission was granted in April 2021, nearly 2 years ago now!

Currently new planning permission granted in Dec 22 to turn the former JJB Sports on the 1st floor of Queens West into 'Roxy Lanes' a 10-pin bowling, other games and entertainment leisure venue so I guess the hotel won't be going ahead. Not sure what will happen to the 2nd floor.

I don't think this rules out the hotel. That scheme was worked around the existing tenants with some rooms on the existing 2nd floor and most on two new stories added above that.Might need some additional sound-proofing for the rooms above the new game venue. It was as a bit underwhelming though to be honest. Despite the DAS saying that they were looking to attract an operator with a 4 or 5 star brand, the actual design appears to be for a micro-hotel brand like Citizen-M or Moxy. Not that theres anything wrong with that, but the entrance to the hotel would have been pretty low key and there was no real improvement to the external facade of the building.
