Sorry, old chap, seems you can't tell the difference between a canal and a feeder. The only canal that has run through Cardiff is the Glamorgan Canal. The "canal" that you refer to, and which are so sure you can distinguish from a railway track, is the feeder that runs from Blackweir, through Bute Park and then underground below Kingsway, above ground alongside Boulevard de Nantes and behind the New Theatre before going, again, underground around the Park/Jury's Hotel before trundling down Churchill Way and surfacing behind the Big Sleep (or whatever it is now called) before meandering as a very nice summertime walkway from Tyndall Street to the former Bute East Dock.

Wow that's great news! and certainly bodes well for John St and also the residential tower cap qtr 5!
The John St site is all cleared up and hopefully contractors will 'set up camp' soon and in all fairness to
JR Smart at cap qtr they could be cracking on with last development (cap qtr 5) straight away! Just wondering
how I can enjoy a pint and the view from sky bar now!!

I'm not sure. I imagine they'll sit on their hands for the time being - for a project of this size (its bigger than anything they've built in Capital Quarter), they'll want some expressions of interest, if not at least some pre-let commitment. Plus, maybe see how the politics plays out at Westminster and any economic impacts of that too..

Given how big the Ledger building is going to be, I do wonder whether that will suck up a lot of new demand in Cardiff. I'd imagine they'd have to make John St quite competitive on price to beat that location and the broader master masterplanning of the area.

All true. Plus the mysterious company looking to occupy the interchange, the final plot at Central Square, etc.

It'll be interesting to know how much interest they have recieved for the hotel element of the tower on John Street. Would they go ahead with some commitment from a hotel company and some interest for the office space?

I believe demolition will be coming to Brains in July, so a conservative guess would estimate 1st or 2nd quarter next year they could commence the build for the ledger. Time will tell.

The residential tower is nothing to do with JR Smart any longer Paul. They sold the plot on to the developer who put forward the new design sometime last year, same as they did with the Herbert Street scheme. That's due to start this month isn't it?

As for John Street, who knows, obviously it depends on demand, but it wouldn't shock me to see the first phase of that go up before anything happens at Central Quay.
