Cardiff Pointe

Couldn't find a thread for this, so i created one myself.

I understand that phase 1 and 2 is underway here and the Ice Arena is being built, but does anyone here know what phase 3 will entail? and when will phase 3 start?

I'm not sure about the dates but isn't phase 3 the indoor ski slope, hotels, shops etc. ?

If you scroll down a little, there was a Cardiff Pointe Thread started on 13 August. there's also one on the Ice Rink which forms part of the whole development....... :D

I believe Cardiff Pointe refers to the residential development only. The Greenbank partnership is responsible for both residential and the ISV developments (Ice Rink, Ski Slope/Car Park, Shops, Hotels), and there are legal agreements in place to ensure that they progress both projects, rather than focussing more on the quicker money returning residential.

The phase 1 and phase 2 that is referred to as underway on the Cardiff pointe website, is all relating to the houses and flats going up by the pool.

Hopefully you can just about make out the phases on the diagram below: (phase 1-7 follow an anti-clockwise direction, with phase 8 & 9 being the 2 taller towers that cantilever over the water. There is also Cardiff Pointe Site 2, which was originally part of Phase 1, but they have not moved the pool carpark, so maybe that will be left until after the Ski slope is up)

Anyone on this board got a spare £715m they can help out with?

It also seems a bit hopeful that the project will be complete by Q1 2019/20. It will be excellent if it is, but I'm sure someone on this board said they had spoken with the site manager and he didn't expect the ski slope (phase 2 of 5 of the Leisure development) to begin until about 2019.

Phase 1 of Cardiff Pointe now supposedly "almost complete", with phase 2 set to commence and complete by 2018. Phase 1 involved just 98 homes, of which "over half are already sold". Well forgive me if I'm wrong, but haven't these homes been on the market for about 3 years already? Perhaps 50 - 60 homes sold over 3 years is really pretty abysmal! At this rate, the "10 year project" of 900 homes would take more like 40 years to sell out!

Prices seem to have been reduced from the silly money they were initially asking but still seem to be rather high. Are the developers burdened by overpaying for land. Weren't there plans for more like 2,000 homes rather than 900 at one point (which would have supported higher land values)?

Anyway, it looks to me as though sales are continuing to disappoint which will probably put future developments like the ski slope on the backburner.
