What I find strange and perhaps a little disconcerting is that the last time we had such ambitious ideas was just before 2008 when everything went awol. I'd hate to think we're following a similar pattern but the news coming out of the construction industry is not good. Bumping up share prices?

I've heard some whispers (nothing confirmed) that a redevelopment of that site could well be a possibility in the medium-term future. Once the land around it has been developed, it's hard to see why it wouldn't make commercial sense to do that.

JR Smart have 3 apps in for this area (john Street, Herbert Street and Capital Quarter). Can a developer of this size handle all three projects at once - it would be nice to think they can - maybe they have a backer like L&G have backed rightacres?

my one wish in all of this is that with the same developer we may end up with some joined up thinking apropos of the railway arches and canal being brought back into public use. if they can somehow be connected under the railway line (I have no idea of the feasibility) then you'd certainly have a lively modern quarter of the city a la spinningfields M/cr


I think I read somewhere that they were going to sell the John street tower to a house builder to develope, maybe they will do the same with cq5 and just build the office elements of the development themselves. It's whether they can get any house builders on board. With the way the market is going at the moment I can't see any movement on those developments any time soon.

They were looking for a partner, that's what I read...so not sure if that means it's a joint venture and they'll build it and the house builder will own the residential part of it and J R Smart the lower floor commercial units or something more straightforward like an outright sale. They have form in selling on plots with them selling the student housing to Viridis Real Estate.

There were a few people back at the Herbert Street site today actually, related to the recent soil sampling maybe? They were digging some small holes.

Lots of piling at Capital Quarter today. A busy site with the student accommodation and car park being worked on.

It will be a very nice development when finished.

The piling has been going on for a few weeks now for number 3, can't be too long befor a crane goes up.

The student accomodation is close to topping out I think, and the car park is close to being finished.

I'm curious what interest (if any) they have in number 3, and if there's enough interest to start number 4 in the next year or two as well, particularly considering Rightacres activity at Dumballs Street at the moment.

Was there on a site visit. Think they have a whiff as there seems to be a degree of urgency. The views from the offices are very good. Fascinating to imagine how it will look when the towers are (hopefully) up

This explains the drilling at the Herbert Street site over the last month or so, they've changed their plans.
