Nice. This part of town should, if all built, be incredibly energetic. The infamous arches could be a major hub. Without wishing to pander to the idea of laziness there should be some thought be given to a new rail/metro stop on the Queen St/Bay line.

The WG published Metro documents seem to suggest just that...

I prefer the apartment building that was planned personally, but if there's more chance of the site being used with this then I'm happy enough...and as a high rise geek I still get to see a tower go up.

It does make me question if there's a market at all for any new non-student city centre homes though. Things seem very slow on that front, or is it just me?

Fusion is the company that just built the Windsor Place scheme. They seem to be operating at the luxury end of the market, the top rent there is over £13K a year. :shock:

I prefer the apartment building that was planned, I think this looks a bit cheap compared to the apartment building.

As for the apartment market side of things, there is a bigger profit to be made in student accommodation than there is in the private apartments, they do not need to spend so much on the building, they can squeeze more into one building and also they can charge more for it. So as long as there is demand for student accommodation the developer is going to choose that over apartments every time.

Fascinating. Three students towers all proposed within half a year of each other, with all three potentially being built simultaneously. Rightacres are no doubt having a rethink on their tower. It's hard to believe their proposal was the first one, over two years ago, and we've heard nothing beyond "It will be 90m tall!". Maybe they could go for a residential build instead?

With regard to the new changes, initially I didn't like it. But the above photo doesn't really do it justice. The DAS on the planning website (16/01855/MJR) shows that it has potential. If it's made of stone like No. 1 Central Square and Admiral HQ it could look quite smart. I also think it complements JR Smart's John Street and Capital Quarter towers a lot more than the previous design. It's also taller, which is good in my opinion. Once again, it's all down to materials!

It does look better in the plans than in that photo.
Also quite a substantial jump in height from the original plans.
