A brief update.

- Bayscape Phase I is proceeding to programme. Piling works are advanced and the first concrete pour commences next week.
- Tower cranes and the building frame will rise form early January.
- Latest construction images (including monthly aerials) can be found here: http://bayscape.co.uk/category/construction-updates/
- Phase II is undergoing a redesign and we have completed a pre-app planning revision. It is still in the form of a tower and will commence in 2017
- A CGI image of Phase II can be found at: http://themarinegroup.co.uk/commercial-property/
- Our capital funding structure means we are financed for Phase II and for further new phases / projects thereafter.
- We are progressing a new building at Cardiff Marine Village too. This will also commence in 2017

Thanks for the update Christopher, that's great news! Good to see more height for Cardiff, although I see the plans for the hotel have been axed.

Out of interest, could you please provide details of the design team? Architect and Structural Engineers?

Yes preference is for a residential / service apartment led development for Phase II and further commercial spaces on the ground floor level. We wish to make an open public domain (and square) around all ground floor areas given the landing of the Pont-Y-Werin bridge and the boardwalk in front of all three buildings.

The design team matches that of Phase I. Architects are Rio Architects and Consultant Engineers are RVW. For those who are interested the ground conditions for Phase I have been pleasingly consistent. The Phase I buildings will be built off 480 concrete piles of around 20 metres depth each.

Wow, looks fantanstic. Question is: at 28 floors does it exceed the tower height at Swansea with 29 floors and 107m height?

Thanks Chris! Interesting news, and good to see things getting moving on this scheme. I for one have always valued your willingness to discuss these things with what is actually little more than a band of assorted geeks (said by a geek!).

The swapping of the hotel element for the a residential scheme seems to reflect a broader trend in Cardiff recently. There was a bit of a spate of hotel proposals a couple of years ago: Bayscape, Cardiff Pointe, Hampton by Hilton (Bute Street), Jury's Inn (Park Street), Capital Quarter, maybe Central Square. In the end none of these have happened, although Premier Inn will soon be on site on Pierhead Street. 1 out of 7 isn't a big hit rate. Does this reflect the weakness of the mid-week market in Cardiff? Hotel occupancy is really driven by weekends, and especially events.

Cheers for the update, Chris. Glad to see the tower is still a reality! What materials will you be using for the cladding? I like the design so hopefully it turns out to be a good quality build.

Looks good, but sad to see less glass than the original renders of the tower

Many Thanks Christopher for this update! sounds like the Bayscape development is full speed ahead!

I will miss the original concept for the tower - I loved the idea of that restaurant on the 26th? floor! Having said that this is still really positive news and I'm looking forward to seeing more detailed renders of the tower.

Regarding the height of the tower:

It certainly doesn't seem to be as high as the original - but pretty lofty nevertheless!! Random Comment referred to us as geeks on here!? :shock: :) Bl***y Cheek! - well as king geek!! I'm calculating the height as 100 metres or 328 feet which would be comfortably our tallest cardiff structure, but would not beat Swansea's 107m meridian Quay - for that we await the Hope Tower! unless the hmrc have something spectacular planned! Mind you my calculation isn't exactly scientific and could be very out in either direction!
