Yes, the current estate is very tired and tatty. It's good to see the new buildings will be properly linked to the neighbouring park - that southern part of The Marl is currently completely overgrown with thorny bushes. Let's hope the new footbridge across the Taff gets the go-ahead too.

As a Grangetown resident, this is relevant to my interests. A rumour I heard is that some council tenants in Channel View were to move to the new estate being built between Clive Lane and IKEA, to help accommodate the Channel View development. Southern Grangetown should also see some more development in the not to distant future with the large Gasworks site too. Maybe the estate agent was right when she said the area was up and coming!

It looks like a well thought out scheme and it would make sense to use the Clive Lane scheme to house residents during redevelopment.

As for eastern Grangetown being 'up and coming', the slight problem is that the Victorian terraces built by the Plymouth Estate between Corporation Road and Clive Street were built to a lower standard than the Bute Estate houses between Corporation Road and the river Taff. The Bute Estate houses gereally have front gardens, for instance, while the Plymouth Estate ones front directly on to the pavement.

That's not to say that the area won't gentrify but I'd expect it to be at a slower pace than areas closer to the river.
