On the website the first phase being advertised and priced consists of maybe 16 apartments, and 12 houses. That's 28 homes. And not all of those are sold after over 18 months? In a development with 800 properties, that is slow going indeed.

So I think prices will have to be cut further to start really shifting units. Looking on rightmove it seems that 2 bedroom properties with similar square footages are selling for £150-175k, on average around the bay (surprised me its that low actually). They are asking £215k plus. I think it will have to give more!

We visited the houses in August/September; They are still priced the same now as they were then and as far as I remember, only one has sold.

We concluded they were poor value for money on the basis that the kitchen/dining/living area is so very small and is all open plan. The kitchen in particular has little or no space. Elsewhere the finish was good and the roof terraces lovely, but it's miles from anywhere, lacks sufficiently frequent public transport to the city or bay and will be a building site for years.

At 250k for the ones with roof terrace they might have more takers, but the layout is the biggest problem.

The area isn't necessarily my cup of tea as it currently is, but transport isn't bad. 4 trains an hour from Cogan, fairly regular buses and walkable too.

Part of the problem is the artificial barrier between cardiff and penarth, which impacts upon schools. Get rid of it.

Got to agree with that. It's ridiculous that Penarth is in a seperate LA area.

Penarth is effectively part of Cardiff and I reckon will become part of the city when the LAs are reorganised.

I appreciate some residents see it as a separate town, maybe in law but not in fact.

Well it is a place with its own identity and centre - but you could say the same about Whitchurch or Llandaff. There's very little that ties it economically or socially to the rest of the VoG.

There's no logical reason for it not become part of Cardiff while maintaining its own town /community council as places like Creigiau and Pentyrch have done.

Nothing makes you realise you're in a different LA than taking rubbish to Bessemer Rd dump. If they find out you're from Penarth they will turn you away as ludicrous as it sounds.

Found this out by taking a load of garden waste in Vale of Glamorgan green bags. Got turned away. Madness.

that's the concept of the state for you. yet some people support it. that's the real madness. people should come first, not petty bureaucracy.

What worries me is not just the rink being completed but the prospects of the ski slope and other elements of the next phases being started seem years and years away.
