I think it looks ok although it looks bigger in the render than it will in real life. The block will end abruptly immediately to the right of the photo. If it carried on a little way further it would be a decent sized city block.

That plot of land on Bridge street was mentioned somewhere the other day on this forum - but can't find it at the moment?

Anyway it seems this is what is now proposed...

Development Proposals by the Watkin Jones Group on Land Bound by Bridge Street, Charles Street and Wesley Lane, Cardiff

The proposed development will comprise of approximately 500 bed spaces of purpose built, managed student accommodation with flexible commercial/retail units (Use Classes A1, A2, A3, B1, D1, D2) at ground floor level. The development will incorporate some of the existing buildings on the site with the new building ranging in height from 3 to 24 storeys.


It'll be good to see what this looks like - it's pretty substantial! interesting that it incorporates existing buildings.

Just noticed that it's the Watkin Jones Group that are behind the proposed tower mentioned recently on the small plot of land opposite the radisson blu. That was the one that would've been the tallest in Cardiff and indeed Wales, I wonder if this new proposal is replacing that ambitious development :cry: oh when will this increasingly high rise city of ours reclaim the tallest building in Wales title from our friends and neighbours out west!! :roll: Come on JR Smart you've got the ambition! Still, maybe the Watkin Jones Group are fancying two big projects here? Anyone ITK?...

Appended to it are details of the application made for the small parcel of land opposite the Golden Cross (as well as similar applications for Bham and Portsmouth).

That tends to suggest that Watkin Jones are proposing to develop both sites although I think that unlikely given the large amounts of student residential currently under construction or being planned. I think they are probably hedging their bets.

On a general note I don't think 24 stories will sit well on this site. It will be overbearing for Charles St and the western part of Churchill Way. I'd say a maximum of 5-6 stories would be more appropriate. There are plenty of other sites in the city where it would be better to go tall.

Overbearing it may be, but it could potentially provide new life for Charles Street. Opportunities for new bars and cafés, etc.

I believe Watkin Jones are actually doing very well at the moment. They were recently quoted saying they wanted to be "on site" in Cardiff in early 2016, which suggests that all is well on the 33 storey tower front. Given their recent success I wouldn't bet against them pushing for another big scheme like this. When I was up in Liverpool a few weeks ago, there were Watkin Jones banners on many a construction site.

I've just seen another Watkin Jones construction site in Swansea. They really are everywhere currently, so I fully expect them to have more than one scheme in mind for Cardiff.

There will be very little opportunity for new bars on Charles Street. Partly because there are already issues with noise and the residents of the nearby Hayes Apartments and those on Barrack Lane. But mainly because the council are to make the whole city centre covered by the Cumulative Impact Policy as of January 2016.
