A little reminder of what we should be getting at the student housing plots

The first image does make me wonder when someone will do something with that Adam Street car park site. Anyone remember those apartment towers that were proposed before the recession ?

IIRC the Adam Street site is owned by M.A Rapport. They do seem to have a penchant for sitting on land. I should imagine that USW have their eye on it it for future expansion of their Cardiff campus.

as this part of town fills up nicely, as Kyle has suggested, it can't be long before something is done with the Adam Street Car Park. Hopefully it will be something as least as tall as Ty Pont Haearn - to compliment its majesty on the Cardiff skyline rather than to obscure it from view.

how long before the Prison is sold off? That must be prime development land with all of the western end of Adamsdown is being developed at a pace.

i think the prison site, would be great to redevelop, it just doesn't sit well there. while i don't mind the Adam Street car park staying like that for the foreseeable future as i don't find it offensive at all and i rather see other sites developed first. maybe when capital quarter, central square and all the other empty plots around the city centre are filed then maybe Adam street will be developed.

I don't think we'll see development of the Prison site any time soon. It would be costly to demolish and reconfigure the site, and there is just no need to. There is ample land for office and residential development in the vicinity of the city centre. And this area is no longer "prime" in terms of office space.

Adam St site would, on first look, seem to be another matter - its pretty much good to go and is being held as development land. But it is surprising that we haven't seen new proposals for it yet given the expansion of the university and all the other student accomodation going up in the vicinity. Is the landowner holding out for higher offers? Does he think he can get more by selling it for private residential? I don't see it to be honest - views of railway lines, prisons, and flyovers doesnt say prime residentia to me. I think whether we get something here in the next few years depends on whether the owner becomes more realistic about the price he can get for it. Then I'd hazard either student accomodation, or mid value mixed private and social housing, above a car park.

The construction of the student accommodation was due to commence yesterday with an 82 week building schedule (ie. the keys are handed over in June 2017) according to the Project Plan lodged with the Council.

PHW confirmed to be taking 4 floors at the Capital Quarter. Further consolidation of the vast NHS estate in South East Wales. That leaves the Temple of Peace looking for a new tenant *cough* Cardiff University *cough*

When I went past on the train on Tuesday there was work going on at both the south-west and north-east plots on the site; eg the remaining empty site closest to the railway line and the site on Tindall Street in front of the multi-storey car park under construction.

There is a planning app in for No 3 Capital Quarter. Thats the building directly to the west of the building now under construction (which has been let to PHW) and fronting Tyndall Street. The design is similar to No 2 but with a slightly more interesting facade. Not sure when building will commence. The planning app has a plan for the whole of the site. I'd forgotten that there was a tall building earmarked for the north west part of CQ the other side of the canal from the proposed tall residential.

When I went past yesterday it looked as though the MSCP is close to topping out and there were diggers on both sites earmarked for student resi. Exciting times....
