The site contains an existing yard and former retail unit and is to the west of Bute Street and to the
east of Henry Street. The site is bounded to the North by Hannah Street with Steffani Court (an
existing CCHA property) near by. To the West is a parking area access from Alice Street with the
Butetown estate to the south.

The project is for the provision of a modern mixed use development comprising a small retail unit
and 100 percent affordable residential units consisting of 15 one bedroom apartments, 1 two bedroom
accessible apartment, 1 walk-up apartment, 7 three bedroom houses and 1 two bedroom house,
provided appropriately in a modern, well designed physical environment designed in compliance with
the Welsh Assembly Governments Development Quality Requirements.
Externally the site will be accessed from Hannah Street and Bute Street with rear vehicle access via an
adopted parking area access from Alice Street. A centrally located parking courtyard and amenity space
have been provided ensure a high level of natural surveillance and overlooking security.
Cycle parking is provided within an internal secure store accessed from the parking courtyard to promote
green transport policies. Each house has a garden with shed to accommodate further cycle parking. The
site is situated within close proximity to the existing bus stop at the end of Hannah street, with the main
pedestrian route and Cardiff Bay train station 200m to the south.
A combination of fencing, lockable gates, defensible planting and CCTV all combine to provide security.
The selection of materials also ensures that robustness is maintained to reduce and prevent vandalism
and abuse.

Good piece of infill and nice to see new social housing close to the city centre. I hope existing Butetown families get first dib at the tenancies.
